The proposed development is to be situated on a plot of land bound by Ozumba Mbadiwe and Balarabe Musa Crescent. The land is 3460.428sqm in area.
The client has requested a building a minimum of 15 floors high which will house open pan office spaces.
The intention of the client is to have the building sustainable, aesthetically pleasing, highly functional and energy efficient for commercial purposes. The building is to be designed for maximum flexibility so that if the need arises, the floors can be shared by 2 or more tenants and services used independently.
Planning has been done following the publicly presented Model City Masterplan (2014-2043) for Ikoyi/Victoria Island have a 50% building coverage and a minimum building height of (15 floors). One parking space is required per 60 square meters of lettable office space.
The construction and finishing materials of the buildings on this site must be carefully chosen, bearing in mind the high water table and the very close proximity of the building to a highly humid and saline atmosphere.
The building is to be designed to take advantage of the fantastic views that Victoria Island offers of the Lagos Lagoon Lekki and environs.
